While it is commendable for real estate investors to want to try to solve challenging real estate problems, the concern lies with some investors' unlicensed, unethical, and illegal activity. An UNLICENSED real estate investor's activity is more difficult to prosecute in the event the uncrupulous person rips you off or at the very least misrepresents him/herself.
